
Gandhara Triangle Project on GT Road is in cards of CDA

Islamabad: Gandhara Triangle Project is soon to be executed along GT Road, the news stated. According to news resources, a meeting was held on Friday, 4 Feb 2022 and CDA officials shared the detail of the project in it.
The Gandhara Triangle Project will be launched along GT Road to earn revenue, and it will be utilized to buy land in Islamabad Zone III as per the plan.
The project details are shared with the federal commission, which is tasked to revise the master plan of the Federal Capital of Pakistan. In the meeting held on a respective day, the commission proposed to send the summary to Federal Government about the un-acquired land in Zone III of the city.

Details of Zone III Islamabad:
Zone III is a massive zone of Islamabad, and it covers around 20,000 acres, and 51,000 acres of the total land is un-acquired land under private ownership of locals.
Process for Land Acquisition:
The resources told that CDA would not go for any forceful land acquisition; instead, the locals will be stopped from selling land in the open market.
The meeting commission discussed many ideas to acquire land in the area and make new bylaws for sub-Zone D in Zone IV.
It was proposed that the locals will be asked to sell their land anytime they want to Capital Development Authority, and the civil agency will pay them accordingly. The payment will be made according to the fixed rates of the Real Estate Regulatory Authority (RERA). The acquired land will be added to the national park.
It was made clear in the proposed summary sent to Federal Cabinet that:
- There will be no compulsion to sell lands to the relevant authority body; instead, they can use the land or sell them to CDA as their desire.
- However, the owners of the land will not be allowed to sell the land in the open market.
- There was no proposal regarding the fate of houses already built in the zone when the landlords wanted to sell them out in the meeting.
- The voluntary land acquisition of Zone III was also discussed in the meeting.

Details of Gandhara Triangle Project:
In the meeting, the commission was briefed that the CDA would pay the locals after generating revenue from the proposed Gandhara Triangle Project.
- The Gandhara Triangle Project falls in the jurisdiction of Zone I and lies on the border of Zone I and III in the Sangjani area right at the start of Margalla Road.
- The project’s location is near Grand Truck Road opposite B-17, and it will form a triangle shape scheme.
- The project comprises 74 acres and includes five apartment buildings, a shopping mall, a cinema, plots for farmhouses, etc.
All the salient features of the scheme make the Gandhara Triangle project a remarkable revenue-generating scheme.
It is pertinent to note here that the scheme was planned many years before, but the civic agency could not launch it earlier due to the influence of housing societies. However, the launch of the Gandhara Triangle Project launch is on the card of the relevant management now.
